Hotel ownership requires a knowledge of financial, regulatory, operational, legal, and analytical issues. The Certified Lodging Owner (CLO) professional certification was developed by AHLEI based on input from current owners about the competencies that were important for their success. The study materials provide a strong foundation for new owners who may not have prior knowledge of the hotel industry.

Fee includes:  CLO Study Guide (online access/PDF), exam; certificate and lapel pin upon successful completion of the exam.

The CLO designation may be used on letterhead, business cards, and other writings.

Because individual backgrounds vary widely in the hospitality industry, applicants may pursue the CLO designation if currently employed in this qualifying position:

  • Ownership of at least one hotel/lodging property. Non-proprietary documentation that substantiates ownership of at least one property is required.

Candidates for the CLO will receive a keycode to access a 14-chapter study guide on PDF.  The five sections of the study guide are:

  • Industry Overview
  • Overview of Hotel Operations
  • Hotel Investment
  • The Process of Asset Management
  • Contracts and Legal Aspects of Asset Management

Topics include an Introduction to Accounting and Financial Statements; the Hotel Investment Decision: Buy, Hold, and Sell Analyses; Evaluating Franchise and Chain Affiliation Programs; Benchmarking and Financial Analysis; Hotel Management Agreement Structures; and Key Legal Issues.

The study guide also includes 20 sample exam questions for practice. 

The program is accessible for online viewing or can be reviewed on the go by downloading the program content to a handheld mobile device, tablet or laptop for offline reading.


The online CLO exam is administered by the American Hotel & Lodging Educational Institute. Participants who successfully complete the two-hour, 100 multiple-choice exam with a score of 70% or higher will earn the CLO designation and receive a certificate and lapel pin.
